Bagmane Prime Office REIT is a commercial real estate investment trust that owns and operates high-quality Grade A+ office parks in Bengaluru, one of India’s most prominent office hubs. Its portfolio is strategically located across key micro-markets in the city and is largely leased to multinational corporations and leading global technology firms.
Its portfolio consisted of six Grade A+ business parks, spanning a total area of 20.3 million sq. ft., with a leasable area of 19.6 million sq. ft. The assets reported a strong committed occupancy level of 97.9%. The portfolio includes a mix of completed properties, ongoing developments, planned future projects, as well as associated assets such as hotels and solar power installations.
The tenant mix features major global companies including Google, Amazon, Nvidia, along with other multinational players across the technology and allied sectors. The REIT follows a leasing approach centered on long-term partnerships, customized built-to-suit spaces, and opportunities for tenant expansion within its existing parks.
The Company proposes to utilise the Net Proceeds from the Issue towards the following objects:
